Property Summary
Excellent opportunity for residential development.
Land includes three contiguous parcels (61 acres, 3 acres, and 1 acre) that are annexable to the City of Huntsville. The City’s future land use map calls for “mixed density residential” in this geography supporting “missing middle” housing such as townhouses, cottages, and low-rise multifamily structures.
The front of the property is relatively flat pastureland with an existing pond. The back portion is sloped and includes a natural spring, wildlife, rock formations, and opportunity to tie into a planned scenic hiking trail.
This property is within 10-15 minutes of Downtown Huntsville, Jones Valley / South Huntsville, Monte Sano State Park, and the center of the Big Cove community. It is within 30 minutes of Lake Guntersville, Redstone Arsenal, UAH, Cummings Research Park, and the Huntsville International Airport.
Nearby Big Cove amenities include the Robert Trent Jones Golf Trail, healthcare providers, greenways, restaurants, and retail services such as Publix, Lowes, and Walmart. Sheltered in a picturesque valley at the foot of Huntsville Mountain, this property is in a desirable school zone with peaceful, yet convenient surroundings

Location
Big Cove
Big Cove is a historic farming community nestled between Huntsville, Drake, and Keel Mountains on the edge of the Cumberland Plateau. In recent years, a number of subdivisions and master-planned communities have been built here, along with several public school facilities and large retailers including Publix, Lowes, and Walmart. Small businesses have also been rapidly expanding into the cove, drawn by the possibility of supporting a high-wealth residential population currently skewed towards families with children and retirees. Big Cove is home to the 54-hole Robert Trent Jones Golf Trail at Hampton Cove, Goldsmith-Schiffman Wildlife sanctuary, and 10 miles of greenways. Multiple broadband internet providers are available. This area is known for its outstanding scenery and convenience to much of metro Huntsville, while maintaining a quiet sensibility.
Huntsville
Located in the Tennessee Valley, the “Rocket City” is currently the largest city in Alabama by population and land area. Over the last 25 years, it has experienced explosive growth, fueled by the Base Realignment and Closure (BRAC) initiative of 1995, development of major manufacturing facilities (Mazda Toyota, Blue Origin, Polaris, ADTRAN, and others), and more recent designations such as US Space Command and FBI headquarters. Huntsville Hospital, located in Downtown Huntsville, employs > 15,000 people and is the only Level I Trauma Center in North Alabama. Monte Sano State Park is within Huntsville City Limits between Downtown and Big Cove. Additional local attractions include the VBC (Huntsville Symphony Orchestra, live theater, conventions, and sports), Lowe Mill, the Huntsville Museum of Art at Big Spring Park, Burritt on the Mountain, and a variety of entertainment districts. The newly built Orion Amphitheater at MidCity hosts concerts and special events throughout the year.
Madison County
Madison County borders the Tennessee River and includes the Cities of Huntsville, Madison, Owens Cross Roads, and New Hope, as well as a number of smaller towns and unincorporated places. Almost 400,000 people live in Madison County, the third most populous in the state. Firms located in Redstone Arsenal (~5000 acres) and Cummings Research Park (~4000 acres) employ a significant portion of the local population. Many of these employers rely on a highly educated workforce, including many national defense contractors, aerospace, technology, research, and engineering firms. Higher education opportunities include the University of Alabama in Huntsville, Oakwood University, Alabama A&M, and Calhoun Community College. Madison County is home to the US Space and Rocket Center, Alabama's most visited tourist attraction, as well as minor league professional baseball, hockey, and soccer teams
